What Is an NA Plot? Agricultural vs Non-Agricultural Land in Maharashtra
What does 'NA plot' mean in Maharashtra, and why does it matter? Understand agricultural vs non-agricultural land, NA conversion, and how to buy safely in Nashik.
Shree Infra Editorial·
If you’re buying land in Nashik, one term matters more than almost any other: NA. Getting this right is the difference between a safe purchase and a serious legal headache.
What “NA” means
NA stands for Non-Agricultural. In Maharashtra, land is agricultural by default. Before you can legally build a home (or any non-farm structure) on it, the land must be converted from agricultural to non-agricultural use through a formal government process — after which it’s called an NA plot.
Why it matters so much
- You cannot legally build a house on agricultural land without NA conversion.
- Banks are far more comfortable financing NA plots.
- Buying non-NA land intending to build can lead to penalties, demolition risk, and title trouble.
In short: for a residential plot, NA sanction is non-negotiable.
Agricultural vs NA land — at a glance
| Agricultural land | NA plot | |
|---|---|---|
| Primary use | Farming | Residential / commercial |
| Can you build a home? | No (until converted) | Yes |
| Home-loan friendly | Difficult | Yes |
| Ideal buyer | Farmers / long-term holders | Home builders & investors |
Types of NA you’ll hear about
- NA-Residential — for homes and residential layouts (what most buyers want).
- NA-Commercial — for shops, offices and commercial use.
Always confirm the land is NA for the purpose you intend.
