Stamp duty and registration charges in Nashik guide

Stamp duty and registration are the two unavoidable government charges on any property purchase — and they add a meaningful amount to your budget. Here’s what they cost in Nashik in 2026 and how to plan for them.

The headline rates

In Maharashtra, for most urban property purchases you’ll pay:

  • Stamp duty: 4% of the property value
  • Registration charge: 1% of the property value

So on a flat valued at ₹60 lakh, you’d budget roughly ₹2.4 lakh stamp duty + ₹60,000 registration = ₹3 lakh, over and above the price.

Rates can be revised and may include local cess components. Always confirm the exact applicable rate at the time of your purchase.

The women-buyer concession

Maharashtra offers a 1% concession on stamp duty when the property is registered in a woman’s name (subject to conditions). On a ₹60 lakh flat, that’s a ₹60,000 saving — a genuine reason many families register in the woman’s name.

What value is the duty calculated on?

Stamp duty is charged on the higher of the actual transaction value or the government’s ready-reckoner (RR) rate for that area. For FY2025-26, RR rates in Nashik’s municipal areas were revised upward (a hike of around 7.31% in NMC limits), so the “government value” of many properties has risen.

This matters: even if you negotiate a lower price, duty is calculated on at least the RR value.

How to estimate your total

  1. Find the RR rate for your locality (per sq.m of carpet/built-up as applicable).
  2. Compare it with your agreed price; take the higher figure.
  3. Apply 4% stamp duty (minus 1% if registering in a woman’s name) + 1% registration.

When and where do you pay?

Stamp duty is paid before executing the sale deed, which is then registered at the Sub-Registrar’s office. Keep the payment challans — you’ll need them at registration and for mutation afterward. This is Step 8 in our how to buy a flat in Nashik guide.

Don’t forget these adjacent costs

  • GST on under-construction homes (not on ready/resale flats).
  • Society formation / maintenance deposits.
  • Legal and documentation fees.

Bottom line

Budget ~5% of the property value for stamp duty and registration alone (a bit less with the women’s concession), and confirm the current RR rate for your locality before you finalise.
